Agricultural land is the widest and least transparent segment of the Telangana market. Ownership is fragmented, records are inconsistent between the physical pahani and the Dharani portal, and a large share of parcels carry entries that only surface once a buyer has already committed to a price.
What we verify before listing
- Pahani and Dharani record agreement across the last thirteen years.
- Encumbrance certificate covering the full statutory search period.
- Section 22-A prohibited property register status.
- Physical extent against recorded extent, surveyed on site.
Where a discrepancy exists, we say so in writing before the parcel is shown. We would rather lose a listing than present a parcel we cannot stand behind.
